First criteria to find a location is smoking freedom !
No need like Kitchener Road Sakura , want smoke must take lift go down loading bay smoke .
The best is out door ..... i am not against places like Beach Road , cos surrounding Beach Road , ample space to park my cab .
Also i can park my vehicle at Under Coconut tree page for members sent me there .
1.Open Air , no aircon is prefered . I had enough of Aircon .
2.Good clean quality of food .
3.Reasonable price
4.Smoking freedom
5.Coffee free flow
6.Easy parking .
