May be HDB rules apply, maybe not. It also gives a clue as to who pays the flat, the maintenance, and the length of stay in the flat.
Still general equity rules apply. CPF monies come under CPF rules, and retentioin of HDB flats come under HDB rules. Who gets what comes under equity, whether of the property or sales proceeds of the property, after statutory requirements.
The odds are stacked in favour of women. Its either their property or they get a share of it. The classic "Whats mine is mine, whats yours is negotiable" scenario.
Must get good lawyers. Some times the lawyers are buddies themselves, and they negotiate for their own convenience. They don't fight hard enough.

that is why i said, singaporeans buy and sell, buy and sell and buy and sell again, keep thinking they are making money, but actually the biggest gainer is the Govt, tax here and there, charge here and there...HDB dwellers are taken for a ride.if the govt really mean by what they said, stay in one flat and dun move, they should had cool it with tougher measure, but they are not...transaction is still hot and that churn HDB on.
You downgrade, you live in smaller house, govt earn
You upgrade, you buy new bigger house, govt earn again
You divorce and sell house, each buy new houses again, govt earn again
